This completed strata project on the Burnaby side of Burquitlam, near Lougheed Mall, brought several connected common-area needs into one renovation. The meeting room was updated, the ceiling and lighting relationship was reworked, and new hallway framing established a three-stall commercial washroom and a vestibule leading outside.

For a strata council or property manager, the important part of a project like this is coordination. A ceiling change affects lighting and access above the ceiling plane. New washroom partitions affect circulation, services, door locations and finished surfaces. The exterior vestibule introduces another transition that has to work with the hallway instead of feeling added on after the fact.

The meeting-room ceiling was dropped from the existing T-bar plane. A four-inch perimeter detail against the wall was formed for the lighting effect, giving the room a more deliberate finished edge while keeping the suspended ceiling system coordinated with the rest of the interior.

In the hallway, new framing laid out the commercial washroom with three stalls and created the vestibule connection to the outside. Establishing those partitions accurately was the point where circulation, privacy, doors and the later finish work all became fixed, so the layout had to be treated as part of the complete common-area plan.
